Ori Residential, Inc. provides rental housing to qualified residents without regard to race, color, sex, religion, handicap, familial status, or national origin. All housing is provided within the guidelines established by federal, state, and local laws regulating the multifamily housing industry.
Application Process and General Requirements
-A valid driver’s license or government-issued ID is required.
-Applicants must be legal United States Residents. Non-US citizens must show proof of legal status, student verification (I20 or other college-issued verifiable info), and a valid visa.
-Monthly gross income must equal 2.5 times the monthly rent or provide a bank statement under the tenant's name proving the ability to pay for rent for at least 6 months. If more than one applicant is applying the income will be combined.
-Any person residing in the apartment must apply. Clarify that this is only for persons 18 or older.
-Each person applying must pay the non-refundable application fee.
-Renter’s Insurance is required at the time of move-in. *Minimum of $100,000 Liability Coverage. (Resident has the option to enroll in our master policy program)
-Further documentation may be required based on screening results.

We have two staged units that will later be converted into furnished units after the lease-up period. All other units are unfurnished but will be provided with a shower curtain for your convenience.

At Ori Stone Way, we currently offer lease terms ranging from 3 – 12 months (3-5 months $300; 6-8 months $200; 9-11 months $100.). However, after the building reaches stabilized occupancy, we will convert 2 staged units into fully-furnished units. Please note that short-term furnished units may be subject to additional short-term lease fees, and the minimum lease term will be three months. Please get in touch with the property manager for more details.

You can apply to the available units through our application page. Once your application is approved by our staff, we will reach out with steps on how to set up your tenant portal and pay a holding deposit of $400. The holding deposit will be issued as a prepayment for any unpaid balance upon moving in.

Electricity is billed by Seattle City Light. You will receive your first electricity bill within two months. From there, you can set up an online account with the account ID provided to you. Water, sewer, garbage, and gas are billed by YES Energy, which will be posted on your tenant portal along with your other monthly charges.

Yes, we have a gated garage with a full-coverage security camera system. The current parking rate is $200 per month. There is also plenty of free street parking around the area. Please contact our property manager for details.

Yes, all points of entry into the building requires a key FOB, and we have 24-hour surveillance for safety.

We have full-size washer and dryer, and full-size kitchen (including oven, microwave, fridge, and dishwasher).

Yes, we require our tenants to separate the trash and recycling. If it is not done properly, we will send you a notice. If there is a second time, it will incur a fine.

Any guest staying at the property for more than 2 weeks in any 6-month period will be considered a tenant, rather than a guest, and must be added to the lease agreement.
